We’re located in the Sky Bryce Association, just minutes from Bryce Resort. The neighborhood includes a mix of full-time residents and vacation homes. Please respect the community by observing quiet hours from 11:00 PM to 7:00 AM. The area is very safe and is regularly patrolled by our HOA security vehicles. **Many houses in the neighborhood are under construction and you may hear noise during daylight hours.** Roads in the neighborhood are steep and mountainous. While most are paved, we strongly recommend AWD or 4WD during the winter months. Cell service is extremely limited across all major carriers in the area. Be sure to load directions in your preferred maps app before arriving, while you still have a strong signal. Bryce Resort offers a wide range of year-round activities, including: • Skiing, snowboarding, and tubing in the winter • Mountain biking, hiking, and a championship golf course in the warmer months • Pickleball courts • The Copper Kettle restaurant • Lake Laura, which features kayak, canoe, and paddle boat rentals, as well as a swimming beach There’s something for everyone to enjoy just minutes from the cabin!

🚧 IMPORTANT NOTES 🚧 📜 Guest agreement required. ❌NO PARTIES ARE PERMITTED ***THE STAIRCASE TO THE LOFT IS VERY STEEP, USE EXTRA CAUTION*** Keep a close eye on children and do not leave them unattended. ***In case of power outage we have flashlights and a battery lantern under the sink in the lower level laundry room. DO NOT USE CANDLES*** ***Much of the backyard is covered in gravel, so please wear shoes and walk carefully. The yard is bordered by large stones, with a noticeable drop-off on the other side—use extra caution in this area. ***The steps leading to the firepit are natural and rustic, which means they may be uneven or tricky to navigate. Please take your time and watch your step. ***In the winter, we recommend 4WD/AWD vehicles. No refunds will be given due to weather conditions *As this is in a neighborhood community/resort, there are other cabins close by. It still feels very secluded! *Because we are located on a mountain, you may encounter bears and other wildlife. Keep your car doors closed and locked at all times. *We do our best to mitigate bugs/critters, but you will likely encounter some. *The roof is metal. It can get loud when it's raining. *Hot Tub and Sauna usage is at your own risk. ***We HIGHLY recommend trip insurance for your stay. We will not deviate from the cancellation policy. 🔹 Your safety is our top priority. A MAXIMUM OF 8 GUESTS IS ALLOWED—THIS INCLUDES INFANTS AND TODDLERS. -Only toilet paper may be flushed. Please dispose of items such as feminine products, paper towels, baby wipes (including those labeled flushable), Q-tips, cotton balls, etc., in the trash bin. -Filming or video production is not permitted without written approval from the property owner. -Areas beyond the maintained backyard area, outlined with landscaping timbers may contain poison ivy or other hazards. For your safety, please remain within the yard. -The Guest, along with all individuals included under this reservation, acknowledges that they are staying at the property at their own risk. They agree to fully release, indemnify, and hold harmless the Owners, Property Managers, their representatives, and employees from any and all liability for personal injury, death, property damage, or loss—regardless of cause—including related legal and attorney fees. If legal action is required to enforce this agreement, the Guest is responsible for covering the Owner’s legal expenses. -Unless otherwise specified, the property is rented in “as-is” condition. Guests agree to maintain the property responsibly and refrain from making changes, repairs, additions, or removing any of the Owner’s belongings without approval. While we strive to ensure all utilities and appliances are functional, we cannot guarantee against occasional mechanical issues involving plumbing, power, HVAC, internet, or appliances. Please report any issues promptly; we will address them as quickly as possible. Guests must permit Owner or authorized personnel access to the property for maintenance or inspection. No refunds or rate adjustments will be issued due to such inconveniences. HOT TUB USE – ASSUMPTION OF RISK & LIABILITY WAIVER Guests acknowledge that using the hot tub carries inherent risks and agree to exercise caution and responsibility at all times. Any damage caused to the hot tub or surrounding property due to misuse will be the guest’s financial responsibility. All guests must shower and clean their feet before entering the hot tub. No oils, bubble baths, soaps, or any other substances may be added to the water, as these can cause damage to the equipment. Glass is strictly prohibited in or near the hot tub area. If items such as soaps, food, alcohol, or other restricted materials are found in the hot tub, a $200 cleaning fee will be charged. Guests must keep the hot tub cover on when not in use. Damaging or misusing the cover—including sitting or standing on it—will result in a $400 charge. No horseplay is permitted in or around the hot tub. By using the hot tub, guests voluntarily assume all associated risks, including the potential for injury, death, or property damage. Use of the hot tub indicates agreement to follow all safety rules and to release the host/property owner from any liability for incidents arising from use, including those due to negligence. SAUNA USE – LIABILITY WAIVER & SAFETY NOTICE Use of the sauna is entirely at guests’ own risk. High temperatures can pose risks for certain individuals, including those who are pregnant, have heart conditions, or are under the influence of alcohol or drugs. Guests should consult a physician before use if they have any medical concerns. Guests agree to stay hydrated and limit sauna sessions to safe durations (typically 15–20 minutes). Prolonged exposure can result in overheating or dehydration. Children are not permitted in the sauna without direct adult supervision. Do not pour water or any other liquids on the heating elements unless clearly permitted. Misuse or damage to the sauna will result in repair or replacement charges. By entering the sauna, guests acknowledge the potential for injury or health complications and voluntarily assume all risks. The host/property owner is not liable for any injury, illness, or loss that may result from sauna use, including but not limited to those caused by negligence. LOFT STAIRCASE USE – SAFETY GUIDELINES & RISK ACKNOWLEDGMENT The staircase leading to the loft is a steep, ladder-style set of steps with short treads, and must be used with extra care. Guests should always face forward when ascending or descending and must use both handrails for support. This staircase is not suitable for running, jumping, or any kind of horseplay. Only one person should be on the staircase at a time. Children may only use the loft stairs under close adult supervision. When going up, the child should lead with the adult directly behind. When coming down, the adult should descend first to assist from below. By choosing to use the loft staircase, guests acknowledge and accept the inherent risks associated with it, including potential for slips, falls, or injury. Guests agree to follow all safety guidelines and release the host/property owner from any and all liability or claims related to its use, including those resulting from negligence. By agreeing electronically, the Renter confirms they have read, understood, and accepted all terms of this agreement. This constitutes a legally binding release of liability, and the Renter accepts it willingly. We look forward to hosting you! Do not hesitate to contact us with any questions you may have!

The roads leading up to the neighborhood are steep and winding. In the winter months, we highly recommend 4WD or AWD. While the roads are maintained, they can become slippery. Please use extra caution in all seasons, especially after dark. There is space for up to 4 vehicles in our gravel driveway. Street parking is not permitted.
